Sales Director Job Summary:

The Sales and Marketing Director is responsible for driving top-line revenue for the community by maintaining and exceeding budgeted occupancy, average daily census, and rate-per-unit revenue targets. This includes oversight of internal and external marketing efforts, direct selling, lead generation, and the overall sales performance for the community. 

Essential Functions:

The following essential functions are normal for this position. This list is not to be construed as exclusive or all-inclusive. Other duties may be required and assigned.

General Duties: 

• Support the mission, vision, and goals of the organization, upholding and promoting company culture and vision.

• To support sales initiatives and tours on the weekends, this position is required to work on weekends, per the direction of the ED and senior leadership team.

• Accountable for direct selling, achieving quotas/ ratios, and maintaining a personal lead database. 

• Maintains an accurate, and up-to-date YARDI database according to the guidelines established by the home office.

• Ensures the product, services, and fee structure is accurately represented.

• Develops and implements strategic monthly, quarterly, and annual marketing plans in cooperation with the VP of Sales.

• Participates in weekly marketing meetings with supervisor, sales team, and other directors as necessary to discuss prospects, visit agendas, event planning, performance expectations, sales strategies, marketing planning, and success celebrations. 

• Responsible for completing all required marketing reports, forecasts, projections, marketing meeting reports and pre-tour agendas and ensuring equal distribution of leads.

• Assists in the development of annual marketing plans, staffing plans, advertising strategy, and departmental budget.

• Maintains a strong knowledge of all competitors, services provided, rates, and an updated competitive analysis.

• Designs and implements monthly and/or quarterly professional and resident referral activities, lead generation, and advancement events in coordination with other staff members. 

• Supervises the move-in program to ensure apartment readiness, and coordination between new residents, their families, and the community team.

• Provide open, honest, and candid conversations with the supervisor and home office on roadblocks or areas of concern. 

• Responsible for the supervision, effectiveness, and accountability of outside business development activities. 

• Attends all required community in-service training and participates in company training programs both online and in person as required. 

• Utilizes only approved rate incentives according to the structure and conditions provided by the home office.

• Obtain and demonstrate knowledge of the Discover Your Spark Lifestyle and Wellness philosophy and its inherent core values. Support and participate in Discover Your Spark (e.g., assist with feedback groups, assist in new initiatives, encourage Residents, and act as champions of fun).

Leadership and Communication:

• Supports and motivates direct reports to achieve and exceed occupancy and revenue goals established by the company. 

• Supervises, schedules, orients, and trains direct reports on policies and procedures; monitors their effectiveness, coaches, evaluates performance, and holds team accountable for results.

• Implements individual goals and targets for the sales team, regarding a number of calls per day, follow-up timelines, closing ratios, call, and outreach blitzes, in conjunction with community and company standards and needs.

• Relays Resident feedback to staff for improvements/ praise

• Inspires and motivates others by demonstrating the highest level of personal performance and modeling BSL pillar. 

• Partner with community leadership team to drive employee engagement.

• Consistently building associate knowledge base by engaging in continuous training, role-playing, and effective delegation of tasks.

• Upholds Bridge Senior Living Policies and Procedures. Orients staff and trains on policies and procedures. 

• Conducts monthly in-services with staff.

• Participates in the Manager on Duty Program which includes oversight and leadership support during assigned MOD shifts (including weekend shifts). 

• To support sales initiatives and tours on the weekends, this position is required to work on weekends, per the direction of the ED and senior leadership team.

Safety and Sanitation:

• Understand and follow safety and infection control policies and procedures. 

• Follow established procedures in the use and disposal of personal protective equipment.

• Wear and/or use safety equipment and supplies (e.g., gait belt, back brace, mechanical lifts, etc.) when lifting or moving residents, as applicable to your position. 

• Keep floors dry. Report spills immediately.

• Report all hazardous conditions and equipment problems to the supervisor immediately.

• Assist housekeeping in maintaining offices and common areas ensuring rooms are safe, comfortable, attractive, and orderly. 

Training:

• Attends in-service and staff meetings and education programs. 

• Continue to develop job-related knowledge, skills, and abilities by participating in continuing educational opportunities for personal growth and development. 

Resident Rights:

• Promotes and protects residents’ rights, assists residents in making informed decisions, treats residents with dignity and respect, and supports residents’ independent expression, choice, and decision-making consistent with all pertinent laws regarding residents’ rights. Reports suspected abuse or neglect in accordance with applicable laws and regulations. 

Other: 

• Perform other related duties as assigned

Desired Skills and Experience: 

• Ability to work with the elderly in a courteous and friendly manner, demonstrating patience and compassion.

• Ability to perform duties with consideration for Residents’ rights at all times and demonstrate integrity and discretion in the care of Residents and in handling their health information. Leadership and motivational skills.

• Must be a self-starter, attentive to detail, and possess excellent organizational skills. Ability to manage, supervise, coach, and motivate others and build teams. Must be able to work with little supervision and maintain a positive attitude and approach to new ideas, changes, and improvements. Effective sales, leadership, and presentation skills including public speaking and group presentations. 

• Marketing planning and analysis. Knowledge of practices and procedures, laws, regulations and guidelines pertaining to senior living care. Strong computer skills and proficient in Microsoft Office (Word, Excel and Power Point). Ability to learn and utilize Yardi Lead Management software. Ability to organize, implement, and manage programs, goals, objectives, policies, procedures, and resources. 

Required Education and Experience:

• Combination of education and/or experience equivalent to graduation from an accredited college or university, 

with major work in marketing or related field 

• Valid driver’s license in the state of residence (and liability insurance) to use personal vehicle for Marketing travel. 

• At least 3 years of progressively responsible work experience in sales and marketing in senior living, healthcare or 

related field preferred.

Must be able to hear and distinguish between normal tones and be able to perceive the nature of sounds. Must be able to exchange ideas by means of the spoken word as well as engage in activities to convey detailed or spoken instructions to other workers accurately, loudly, and/or quickly. Must have a normal sense of touch and smell.

Language Ability:

• Must possess excellent written and verbal communication skills utilizing the English language.

• Ability to read and interpret documents such as safety rules, operating/maintenance instructions, and procedure manuals 

• Ability to write routine reports and correspondence via print and email.

• Ability to effectively present information and respond to questions from managers, clients, customers, and the public.

Cognitive Demands: 

• Ability to apply common sense understanding to carry out instructions furnished in written, oral, or diagram 

form. 

• Ability to deal with problems involving several concrete variables in standardized situations.

Computer Skills: 

• Ability to use Microsoft Office Programs.

• Ability to use the Internet and online-based databases.

Environmental Adaptability: 

• Works primarily indoors in a climate-controlled setting. 

• Must be able to tolerate exposure to dust, fumes, odors, water, etc., as well as noise, heights, and confined spaces. When outside, must be able to tolerate exposure to weather, fluctuations in temperature (hot, cold), wet and/or humid conditions

• Associates may be exposed to blood and/or body fluids with potential exposure to hazardous materials and infectious diseases. 

• Possible exposure to unpleasant odors.

• Possible exposure to chemicals as identified in the MDS Manual.

• Continuous exposure to residents who are ill, confused, irritable, and irrational
